Reason #1: It’s free of charge- In the state of Florida, it’s the responsibility of the seller to pay the commissions of both the listing and buyer agents. As a result, the buyer is exempt from paying commission to their agent.
Take advantage of this valuable opportunity and hire a top realtor to guide you through what otherwise could be a complex and confusing process. If it won’t cost you, there’s no harm in interviewing a couple realtors and finding your perfect match. After all, you are making a significant life investment and need all the help you can get.
Reason #2: They provide expert counsel- On top of not paying a realtor anything, when you work with a buyer's agent you can receive vital experience and professional advise that you wouldn’t be privy to otherwise. Part of their job is to be knowledgeable of the local real estate market and they have developed a trained eye when touring homes, pointing out the pros and cons in every home you visit.
They can walk you through the multiple stages of buying a home, offering instrumental insight and specialized service every step of the way. They can answer any questions and address any concerns you may have. If they don’t have the answers, they will know where to get them.
Reason # 3: They send you great options- While you could search for your dream home on the various online websites out there, your realtor can provide that and so much more. A top realtor will generate a CMA (comparative market analysis) allowing you to compare prices, square footage, lot sizes, number of bedrooms, bathrooms, and so forth.
Realtors also have access to more listings that are not on the market or pocket listings. If you’re out of town or very busy, they can even preview a home before you tour it, saving you tons of time and effort.
Reason #4: They help negotiating the best price and terms- With access to loads of information, a good realtor can help you calculate how much you should offer based on what comparable homes in the same neighborhood have recently sold for. They can even prevent you from proposing an insultingly low offer that may deter the seller altogether.
After you submit an offer, they will continue to provide practical assistance throughout the entire negotiating process. They will push for the terms that you want and will follow up after the inspection period to make sure everything is as it should be. It will give you added peace of mind knowing that a real estate professional is double checking everything to make sure all is in order.
Reason #5: They can help you secure financing- Finding and working with a good mortgage lender can make your home buying experience much better. Ask your realtor which lenders they’ve had positive experiences working with in the past and they will point you in the right direction.
Before you set up meetings with mortgage companies, consult with you realtor and ask them to help you prepare some questions that will be beneficial when you interview with a couple different lenders. The relationship you have with your lender can make the mortgage process more efficient and definitely much more pleasant.
